Introduction
Is There Asbestos in Your Building?
The Control of Asbestos Regulations 2006, requires those with responsibilities for the repair and maintenance of non-domestic premises to find out by means of a survey, if there are, or may be, asbestos-containing materials within them. It also requires them to record the location and condition of such materials, and then assess and manage any risk from them, including passing on information about their location and condition to anyone liable to disturb them.
The surveys are carried out in accordance with the requirements of the Health and Safety Executive guidance document HSG264 (First edition, published 2010). This will be undertaken in order to locate and identify the presence or suspected presence of any asbestos containing materials within all reasonably accessible areas of the defined site required to be inspected.
Who must Have an Asbestos Survey In Place?
​If you Own, Let Out or Rent any commercial property you are breaking the law if the property has not had an Asbestos Survey. If you are a Property Management Company any common area's in blocks of flats (halls & stairs), need to be inspected. Any area's that are accessed by the public must be inspected.
It is becoming more common for Insurance Companies not to pay on claims made by properties that have not been inspected!
There are 2 types of survey -
Asbestos Management Survey
Demolition / Refurbishment Survey
We are one of the few independent companies carrying out asbestos surveys across the North West. We have no interest in the removal of asbestos and so all reports are completely unbiased. 95% of asbestos containing materials found can be ‘managed’, (left in situ). Asbestos surveys to commercial are now required by law. Domestic properties should be surveyed if there is any doubt to whether a substance may or may not contain Asbestos Containing Materials, (ACM’s). All surveys are conducted to HSG264 and all samples taken are analysed at a UKAS accredited laboratory.
